Getting the Numbers Right on Hardwood Bids
One of the most common mistakes contractors make when transitioning to tropical hardwood projects is underpricing based on softwood or composite experience. Tropical hardwood installations require different material quantities, specialty tooling, and significantly more labor per square foot — and your pricing must reflect these realities.
Material Cost Components
Board Material: As of early 2025, typical pricing per linear foot for 5/4x6 decking:
- Ipe: $4.50–$7.00/LF
- Cumaru: $3.00–$5.00/LF
- Garapa: $2.50–$4.00/LF
- Tigerwood: $3.00–$4.50/LF
Waste Factor: Plan for 10–15% waste on straightforward rectangular decks, and 15–20% for complex designs with angles, curves, or picture-frame borders. Tropical hardwood is expensive — underestimating waste directly impacts your margin.
Fasteners: Stainless steel screws or hidden clip systems add $0.50–$2.00 per square foot. Don't forget countersink bits, drill bits (budget for replacement — carbide bits wear out), and any specialty tooling.
Finishing: Quality penetrating oil finish costs $40–$80 per gallon and covers approximately 200–350 sq ft per gallon on dense tropical hardwoods. Plan for two coats on new installations.
Labor Multipliers
Tropical hardwood installation takes 1.5–2x longer per square foot than softwood decking. This premium accounts for:
- Pre-drilling every fastener hole (no exceptions)
- Slower cutting speeds with dense material
- More frequent blade and bit changes
- Careful handling to prevent damage to expensive boards
- Acclimation staging and moisture content verification
- Additional time for proper finishing
Pricing Strategy
Cost-Plus: Calculate your total material cost (boards + fasteners + finish + tooling + waste), add your labor at the hardwood-adjusted rate, then apply your overhead and profit margin. This is the most transparent method and easiest to defend in client conversations.
Per-Square-Foot: For installed Ipe decking on a standard residential project, competitive installed pricing typically ranges from $25–$45 per square foot for the decking surface (not including substructure, railings, or stairs). Adjust up or down based on complexity, access, and regional market conditions.
Always include a materials escalation clause in your contract. Tropical hardwood prices can fluctuate 10–20% between quote and installation dates due to supply chain variables.
